Myra Unveils RM1 Billion Township in Shah Alam with Innovative Financing Model

Myra, the residential brand under Oriental Interest Berhad (OIB), is making its largest move yet into Shah Alam with the launch of Myra Tenuman, a 70-acre township in Alam Impian with a projected gross development value (GDV) of RM1 billion. The project aims to redefine community-focused urban living in one of Klang Valley’s fastest-growing corridors.

More than a housing development, Myra Tenuman is planned as a full township, featuring landed homes, upcoming serviced apartments, commercial zones, and public spaces designed for long-term community use.

A central “village hub” will anchor the township, connecting green corridors, pocket parks, and shared areas—creating a permanent address for multigenerational families and professionals seeking both privacy and connection.

At the exclusive preview, Akil Hassan, Chief of People and Growth at Myra, said: “Myra Tenuman reflects a shift in how we approach liveability and long-term value. Homeowners today want more than just a house—they’re looking for a complete environment that supports their lifestyle and aspirations. This township is our response to that shift.”

The first residential phase will launch under the Halaman collection, featuring 54 semi-detached homes and 16 bungalows with an estimated GDV of RM165.5 million. All homes are freehold with individual titles, offering owners long-term security and flexibility for future modifications.

Designed by Tangu Architecture, Halaman is built around the idea of a “Green Village Compound.” Homes draw from the traditional kampung spirit, interpreted through modern design and tropical architecture.

Bungalows sit on land parcels of 6,652 to 8,826 sq ft, with built-ups of up to 3,982 sq ft and prices starting from RM3 million. Semi-detached homes range from 4,166 to 7,535 sq ft, with built-ups of up to 3,376 sq ft, priced from RM2 million.

The homes feature open layouts, large windows, and smooth transitions between indoor and outdoor spaces to support practical, everyday living. The architecture prioritises environmental response and functionality.

“Our focus with Halaman was on how spaces feel—not just how they look. We wanted to design homes that offer a sense of return and belonging. Every detail, from sunlight angles to living space proportions, supports that goal,” said Akil.

Myra Tenuman is Myra’s final parcel in Alam Impian, developed in collaboration with Naza TTDI and Triterra. The project strengthens the area’s position as one of Shah Alam’s most promising suburban corridors.

To support accessible homeownership, Myra has partnered with RHB Banking Group to offer a bundled Home & Renovation Loan/Financing package—RHB’s first of its kind with a property developer.

Eligible buyers can access up to 120% financing of either the Sales and Purchase Agreement (SPA) price or open market value. Up to 30% of the amount can be allocated for renovations, including tiling, fittings, upgrades, and interior design.

The renovation portion will be released progressively over 12 months, following full disbursement of the home loan. This offer covers essential costs such as legal and valuation fees, as well as mortgage protection insurance or takaful, providing a full financial solution from purchase to move-in.

While the renovation financing for Myra Tenuman can only be applied for post-completion, RHB will also extend the scheme to selected completed developments within Myra’s portfolio, including Myra Saujana Phase 4 in Sepang and Myra Gardens Phases 2 and 3 in Sungai Buloh.

As Myra transitions from its roots in Sepang and Salak Tinggi into township development, Myra Tenuman signals its intent to meet the demands of the modern urban homeowner—through design, collaboration, and long-term planning.
