Frasers Hospitality Refreshes Global Portfolio With S$140M Hotel Upgrade Push


A S$140 million upgrade plan is underway at Frasers Hospitality, targeting four major city hotels as the group reshapes parts of its global portfolio. The asset enhancement programme covers properties in Kuala Lumpur, London, Melbourne and Singapore, with a focus on improving room inventory, sustainability performance and long-term revenue potential.

The strategy centres on upgrading existing assets rather than expanding rapidly. According to Jason Leong, the group is repositioning selected properties to respond to changing travel patterns while strengthening pricing power and operational efficiency.

One of the most significant projects is in Kensington, where the former Park International Hotel is being redeveloped into Capri by Fraser, Kensington / London. Closed since October 2025, the hotel is scheduled to reopen in February 2027 as the first property to showcase the refreshed Capri by Fraser brand.

The redevelopment spans seven Victorian buildings along Cromwell Road. Furthermore, it will reopen with 180 units after layout optimisation, adding nine additional rooms. New communal spaces, including The Den, are being introduced to support work, socialising and leisure, alongside a full refurbishment and building-system upgrades aimed at improving its BREEAM rating.

In Melbourne, Novotel Melbourne on Collins is being redesigned to increase room capacity within the existing structure. The project will add 72 new rooms through layout changes while aligning the property with the latest Novotel brand standards from Accor. Expected to be completed by June 2027, the upgrade aims to improve revenue per available room and overall margins.

In Kuala Lumpur, a phased refurbishment is planned for The Westin Kuala Lumpur. Guest rooms, the lobby and dining venues will be refreshed alongside major mechanical and energy upgrades. The improvements aim to move the hotel beyond its current GreenRE Gold rating while strengthening its position in the city’s premium hospitality segment.

Meanwhile, in Singapore, Frasers House, a Luxury Collection Hotel, Singapore—rebranded at the start of 2026—is undergoing a multi-year transformation scheduled for completion in December 2027. The heritage property is being upgraded across guest rooms, dining outlets, meeting facilities and building systems while remaining open throughout the renovation works.

Across the four cities, the upgrades focus on practical changes: adding rooms where possible, redesigning communal spaces and improving building efficiency. The goal is clear—boost revenue, lower operating costs and keep these city hotels competitive as travel habits continue to evolve.
